In short

Commercial roof replacement is the full removal of an existing roof system down to the deck and installation of a new membrane, insulation, and flashing. It is the right call when leaks are recurring across multiple areas, the membrane is past its service life, or the insulation is saturated. Cardin Commercial Roofing performs tear-off and replacement on low-slope and pitched commercial buildings across New Jersey, New York City, and Long Island.

A full roof replacement is one of the largest capital decisions a property owner or manager makes on a building, and we approach it that way: a clear written scope, a realistic schedule that works around your tenants, and a system selected for how the building is actually used rather than a one-size-fits-all install.

When Replacement Beats Repair

Most commercial roofs give plenty of warning before they fail outright. The signals that usually tip the decision from repair to replacement are:

  • Leaks in more than one area. A single leak is a repair. Leaks showing up in different parts of the building point to a membrane that is failing system-wide.
  • Wet insulation. Once water gets under the membrane and saturates the insulation, patching the surface does not fix the problem. A core sample or infrared scan tells us how much of the roof is wet.
  • Membrane past its service life. Single-ply and modified bitumen roofs have a finite life. Past that point, every repair is money into a roof that will need to be replaced anyway.
  • Widespread ponding, blistering, or seam failure. These are signs the roof is losing the fight, not isolated defects.
  • Storm or structural damage that affects a large percentage of the roof area.

If you are not sure which side of that line your roof is on, a roof assessment answers it. We would rather tell you a repair or a restoration coating will get you five more years than sell you a roof you do not need yet.

What a Cardin Replacement Includes

Every replacement follows the same sequence so there are no surprises for you or your tenants:

  1. Inspection and written scope. We walk the roof, check drains, penetrations, flashings, and deck condition, and put the full scope in writing: system, insulation, tapered design if needed, warranty, and schedule.
  2. Tenant and operations plan. For occupied retail, office, multi-family, and warehouse buildings we plan staging, crane or hoist days, noise windows, and access so operations keep running.
  3. Tear-off and disposal. The old system comes off down to the deck. Deck repairs are documented with photos before anything goes back on.
  4. Insulation and new system. New insulation and cover board as specified, then the new membrane: TPO, EPDM, modified bitumen, or shingle depending on the building.
  5. Flashings, drains, and details. This is where most roofs actually fail. Curbs, parapets, drains, and penetrations get the most attention, not the least.
  6. Closeout. Final inspection, photo documentation, and warranty paperwork for your files.

Roof Systems We Install

The right system depends on the building. Low-slope warehouses and retail boxes usually call for TPO or EPDM single-ply. Buildings with heavy rooftop traffic or equipment often do better with modified bitumen. Pitched multi-family and institutional buildings get architectural shingle. If the existing roof is structurally sound but simply worn, a silicone restoration coating can defer replacement entirely. We recommend based on the building, not on what we happen to have on the truck.

What Drives the Cost of a Commercial Roof Replacement

Every roof is quoted individually, but the same factors move the number on almost every project: total square footage, the number of layers coming off, the condition of the deck underneath, the insulation thickness and whether a tapered system is needed to fix drainage, the quantity of rooftop equipment and penetrations that need flashing, roof access and crane requirements, and the warranty term you want. A written scope from us breaks each of those out so you can compare it line by line against other bids.

FAQ

Commercial Roof Replacement FAQ

How long does a commercial roof replacement take?

Most commercial roof replacements take one to three weeks depending on square footage, the number of layers being removed, weather, and how much rooftop equipment needs to be worked around. We give you a schedule in the written scope and phase the work so the building stays watertight every night.

Can the building stay open during a roof replacement?

Yes. The majority of our replacements are on occupied buildings. We plan staging, crane days, and noisy work around your tenants and operations, and the roof is sealed at the end of every workday.

Do you have to tear off the old roof, or can you go over it?

It depends on how many layers are already there, the condition of the insulation, and local code. If the existing insulation is dry and there is only one layer, a recover system may be an option. If the insulation is wet or there are already two layers, a full tear-off is the right answer. A core sample tells us which.

How do I know if I need a replacement or just a repair?

Leaks in multiple areas, wet insulation, a membrane past its expected life, or widespread seam and flashing failure point to replacement. A single leak or localized damage is usually a repair. A roof assessment settles it, and we will tell you honestly if a repair or coating is the better use of your budget.

What warranty comes with a new commercial roof?

Warranty terms depend on the system and the manufacturer, and they are spelled out in your written scope before work starts, so you know exactly what is covered and for how long.
