Commercial Roof Repair & Maintenance
Most roof failures start small. A maintenance program catches problems before they turn into capital expenses.
Commercial roof repair covers leak diagnosis and repair of seams, flashings, penetrations, drains, and membrane damage on flat and pitched commercial roofs. Commercial roof maintenance is a scheduled program of inspections, minor repairs, drain clearing, and documentation designed to extend roof life and prevent emergency leaks. Cardin Commercial Roofing provides both for property managers and building owners across New Jersey, New York City, and Long Island.
For a property manager, a roof is either invisible or an emergency. A maintenance program keeps it invisible. It is almost always cheaper to find a failed seam in a spring inspection than to find it after a tenant calls about water on their inventory.
Commercial Roof Repair
We handle standalone repairs on any commercial roof system, whether or not we installed it: TPO, EPDM, modified bitumen, built-up, metal, and shingle. Common repairs include:
- Seam failures and membrane splits
- Flashing repairs at curbs, parapets, and walls
- Pipe, conduit, and HVAC penetration resealing
- Drain, scupper, and gutter repairs and clearing
- Puncture and impact damage from rooftop trades
- Ponding water correction
- Storm damage and wind-uplift repairs
Every repair starts with finding the actual source of the leak, which is often not where the water shows up inside. We diagnose first, then repair, and we document what we found with photos so you have a record.
Preventive Maintenance Programs
A maintenance program is a scheduled agreement to inspect and service your roof on a fixed cadence, typically twice a year in spring and fall, plus after major storms. Each visit includes:
- Full roof inspection of membrane, seams, flashings, penetrations, and rooftop equipment curbs.
- Drain and gutter clearing so the roof drains as designed. Clogged drains are the most common cause of ponding and premature membrane failure.
- Minor repairs on the spot: resealing a pipe boot, patching a small puncture, re-securing loose flashing, so small issues never become work orders.
- Debris removal and a check of walkway pads at equipment.
- Photo report with condition notes and any recommended follow-up, formatted for your asset management records.
- Priority scheduling if something urgent comes up between visits.
Roof Asset Management for Portfolios
If you manage multiple buildings, we can inventory every roof in the portfolio: system type, age, condition rating, and projected remaining life. That turns roofing from a series of surprises into a line item you can budget for, and it tells you which roofs to repair, which to coat, and which to plan a replacement for.
Why Maintenance Pays for Itself
Most manufacturer warranties require documented periodic maintenance to stay valid. Beyond the warranty, a maintained roof simply lasts longer: the difference between a membrane that reaches its full design life and one that fails early is usually drains kept clear and seams caught before they open up. Maintenance is one of the few building expenses that reliably reduces total cost of ownership.
What Drives the Cost
For repairs: the extent of the damage, the system type, and access. For maintenance programs: total roof area, number of buildings, inspection frequency, and how much rooftop equipment there is to work around. Programs are scoped per property or per portfolio, and we will put a fixed annual number in writing.

How often should a commercial roof be inspected?
Twice a year, in spring and fall, plus after any major storm. That cadence catches seasonal damage before it becomes a leak and keeps most manufacturer warranties in good standing.
Will you repair a roof you did not install?
Yes. We repair and maintain all commercial roof systems regardless of who installed them, including TPO, EPDM, modified bitumen, built-up, metal, and shingle.
The leak inside is not where the roof looks damaged. Why?
Water travels. It can enter at a flashing or seam, run along the deck or insulation, and show up inside many feet from the entry point. Finding the real source is the first step of every repair we do, and it is why we diagnose before we patch.
Does a maintenance program keep my roof warranty valid?
Most manufacturer warranties require documented periodic maintenance. A program with photo reports gives you that documentation, and it also catches the problems that would otherwise turn into warranty claims.
Can you manage roofs across my whole portfolio?
Yes. We inventory every roof with system type, age, condition, and projected remaining life, then build a maintenance and capital plan across the portfolio so you can budget years ahead instead of reacting to leaks.
