Frequently Asked Questions
Common questions from property managers and general contractors about working with a commercial-only roofing contractor.
Property Manager & GC Questions
Do you offer residential roofing services?
No. Cardin Commercial Roofing works exclusively with commercial, industrial, multi-family, and institutional properties. We do not perform single-family residential roofing.
What areas do you serve?
Commercial properties throughout New Jersey (all 21 counties), New York City (all five boroughs), and Long Island (Nassau and Suffolk counties).
What types of buildings do you work on?
Warehouses and distribution centers, retail plazas and standalone retail, office buildings, garden-style and mid-rise multi-family, condo and homeowner associations, schools and municipal buildings, self-storage, and light industrial.
How do I get a quote?
Submit the form on our contact page or call (201) 305-9236. We schedule a roof assessment, then send a written scope that spells out the system, timeline, and warranty terms so you can compare it line by line against other bids.
What roofing systems do you install?
TPO and EPDM single-ply membranes, silicone restoration coatings, modified bitumen and built-up systems, and architectural shingle on pitched multi-family and institutional buildings. We recommend the system based on the building, not on what we stock.
Should I choose TPO or EPDM for my flat roof?
TPO when reflectivity and lower summer cooling costs matter, such as a conditioned warehouse or retail building. EPDM when maximum lifespan and cold-weather flexibility matter more. We inspect first and put the recommendation and reasoning in writing.
Can my roof be coated instead of replaced?
Often, yes. If the deck is sound and the insulation is dry, a silicone restoration coating can add years of service life for a fraction of replacement cost with no tear-off and no tenant disruption. A moisture survey tells us whether your roof qualifies.
Do you offer roof repair or only full replacement?
Both. We handle standalone leak repairs and diagnostics, full replacements, restoration coatings, and ongoing preventive maintenance programs, on any commercial roof system regardless of who installed it.
Can the building stay open during roofing work?
Yes. Most of our projects are on occupied buildings. We plan staging, crane days, and noisy work around tenants and operations, and the roof is sealed at the end of every workday.
How long does a commercial roof replacement take?
Typically one to three weeks depending on square footage, layers being removed, rooftop equipment, and weather. The schedule is part of the written scope.
What does a written scope include?
The exact system and membrane thickness, insulation, attachment method, every flashing detail, a deck repair allowance, drainage work, warranty term and issuer, schedule and phasing, tenant protection, and closeout documentation. That is how we make sure the number on the page is the number you pay.
How often should a commercial roof be inspected?
Twice a year, in spring and fall, plus after any major storm and after any rooftop work by other trades. That cadence catches damage early and keeps most manufacturer warranties in good standing.
How quickly can you respond to an emergency roof leak?
Call (201) 305-9236 and you reach someone who can dispatch a crew directly, not a call center. Active leaks and storm damage are prioritized ahead of scheduled work. We stop the water first, document the damage for your insurance claim, then scope the permanent repair.
Will you help with an insurance claim after storm damage?
Yes. We photograph and document the damage before any work, record the temporary measures taken, and provide a written repair scope. That is the package your adjuster will ask for.
