In short

Commercial shingle roofing is the installation of architectural or laminate asphalt shingle systems on pitched-roof commercial properties such as garden-style apartment complexes, townhome communities, condo associations, schools, and municipal buildings. Cardin Commercial Roofing installs shingle systems for property managers, HOAs, and building owners across New Jersey, New York City, and Long Island. We do not perform single-family residential work.

Managing a shingle roof across a 200-unit garden apartment complex is a different job from re-roofing one house, and it calls for a contractor set up for it: crews sized for multi-building phasing, tenant communication, consistent detailing across every building, and documentation an association board or asset manager can actually use.

Properties We Install Shingle Roofs On

  • Garden-style and townhome apartment communities
  • Condominium and homeowner associations
  • Senior living and assisted living campuses
  • Schools, churches, and municipal buildings with pitched roofs
  • Office parks and retail buildings with pitched or mansard sections
  • Clubhouses, community buildings, and maintenance structures

What a Commercial Shingle Installation Includes

  1. Building-by-building inspection. On a multi-building property, roof condition varies. We inspect and scope each building individually rather than averaging.
  2. Full tear-off and deck inspection. Old shingles come off, the deck is inspected, and rotted or delaminated sheathing is replaced and documented.
  3. Underlayment and ice-and-water shield. Synthetic underlayment across the field, with ice-and-water membrane at eaves, valleys, and penetrations to handle Northeast winters.
  4. Flashing and ventilation. New step flashing, counter flashing, pipe boots, and ridge and intake ventilation sized for the attic space. Ventilation done wrong is the most common cause of premature shingle failure.
  5. Architectural shingle installation to the manufacturer nailing pattern, with starter and hip-and-ridge components as specified.
  6. Phasing and closeout. Multi-building properties are phased so residents have clear dates, and each building is documented with photos on completion.

Multi-Family and HOA Projects

Association boards and property managers need more than a roof. They need a scope the board can vote on, a schedule residents can plan around, a single point of contact, and closeout documentation for reserve studies and future sale. We build all of that into the project from the first walkthrough.

Shingle vs. Membrane: Which Does Your Building Need?

Pitch decides it. Shingles require slope to shed water and are not appropriate on flat or low-slope roofs. Buildings that have both a pitched main roof and flat sections over entries, garages, or mechanical areas get a shingle system on the pitched areas and a single-ply membrane on the flat areas, detailed properly where they meet. We handle both so there is one contractor and one warranty conversation.

What Drives the Cost

Total roof area across all buildings, pitch and roof complexity (valleys, dormers, hips), the number of layers being removed, how much decking needs replacement, the shingle line and warranty tier selected, and the ventilation and flashing work required. The written scope breaks this out by building so an association can see exactly what it is approving.

FAQ

Commercial Shingle Roofing FAQ

Do you do residential shingle roofs?

No. We install shingle roofing on commercial and multi-family properties only: apartment communities, condo and homeowner associations, schools, municipal buildings, and pitched-roof commercial structures. We do not work on individual single-family homes.

How do you handle a re-roof across an entire apartment complex?

We phase the work building by building, give residents and management a written schedule, keep a single point of contact throughout, and document each building with photos at completion. The property stays fully occupied the whole time.

What kind of shingles do you install?

Architectural (laminate) asphalt shingles from major manufacturers, selected with you based on wind rating, warranty tier, and appearance. Three-tab shingles are rarely the right choice for a commercial property and we will tell you why.

Can you replace both the shingle roof and the flat roof sections on the same building?

Yes. Many multi-family and institutional buildings have pitched roofs with flat sections over entries or mechanical areas. We install both systems and detail the transition properly, so there is one contractor responsible for the whole roof.

How long does a multi-family shingle project take?

It depends on the number of buildings and their size. A single building is typically a few days. A multi-building community is phased over several weeks with a published schedule so residents know when their building is up.
